The following are formal HOA rules adopted by the board in spring 2024

  2. Unit area regulations
  1. General Cleanliness and Respectfulness
  1. No trash or items intended for donation or destined for recycling or the dumpster are to be visible from any public or common area at any time. This includes private porches, carports, walkways, and streets.
  2. Unit owners are responsible for removing any trash item existing in common areas at the front or back their respective units.
  3. Items left in carports after official notice to remove are subject to disposal and LPHOA Board will coordinate removal at the owner’s expense.
  4. No items other than firewood (set back at least 1 foot from any structure), visually acceptable plants, and recycling bins may be stored in carports. Approved items stored in carports will be stored in an organized and neat manner.
  5. An item intended for scheduled donation or disposal pickup by a known donation/disposal pickup entity may be left in front of a unit on the walk path adjoining the street (thereby not obstructing traffic of any kind), for no longer than 24 hours after notifying the board in writing of the time and place the item is left. Each item must bear visible signage stating the pickup entity's name and date of removal. If the item is not disposed of or removed after 24 hours, LPHOA Board will coordinate removal at the owner’s expense. Failure to notify the LPHOA Board of the item(s) being donated or disposed of will result in removal at owner’s expense.
  6. Any plant emanating beyond the private property line of any individual unit is subject to trimming by any other resident or maintenance staff. Any plants located in the common areas are not to be removed or altered by any individual unless approved by LPHOA Board.
  7. General quiet time is 10:00 PM, every night.
  8. Excessive unit lighting and routine noise, normally titled “lighting or noise nuisance” is subject to arbitrary board regulation. This rule adopts the legal designation of “sights, smells and sounds” that may affect neighbors’ enjoyment of their units and private areas.
  9. All gates to the pool, perimeter or alley must be closed and lock-activated after use.
  1. Recycling Bins
  1. Recycle bins are to be placed in front of units no earlier than 6:00pm the night prior to pick up, and removed no later than 7:00PM the day of pick up.
  2. Recycle bins are to be stored at least 10 feet off curbs or street edges, within garages, carports or walkways.
  1. Streets within the complex
  1. The streets of Linden Place shall be used for normal ingress & egress; not for vehicle testing, driver’s training or recreational driving.
  2. Speed limits must be followed. No motorized vehicle shall exceed 15 mph.
  1. Individual unit regulations
  1. Political signs are allowed, but can only be displayed 71 days prior to Election Day, and must be removed 15 days following the established Election Day.
  1. Holiday lights and other holiday decorations must be removed one week after the holiday, as appearing on the Gregorian calendar, has ended.
  1. Trailers, RVs, boats, campers, or non-passenger transporting vehicles are not allowed to be stored in garages, carports, or guest parking. Storage, moving or other utility vehicles will only use guest parking with prior approval from a board member.
  1. No overnight camping or sleeping at any time in carports, garages, guest parking or common areas.
  1. Any architectural change must be submitted to the LPHOA board for prior approval.
  1. The LPHOA board will, in most instances, deny the installation of solar panels on individual unit roofs.
  1. Legal understandings
  1. LPHOA Board of Directors have the right to designate a person who may enter into a unit for fire, water, and safety inspection purposes, said right of entry to be only at reasonable times and reasonable intervals.
  1. Using their best judgment, LPHOA Board of Directors have the authority to alter, change, restrict, or loosen the Community Rules and Regulations based on special situations or circumstances.
